Bathroom Painting Services

Bathrooms are the hardest room in the house to paint correctly. Not because the surfaces are complicated – most bathroom walls are drywall or tile, neither of which is exotic – but because the environment is brutal. Steam from a shower spikes humidity to 90% or higher multiple times a day. That moisture migrates through the paint film, gets behind it, and either causes peeling or feeds mold growth in the wall cavity. A paint job that would last ten years in a bedroom lasts eighteen months in a bathroom if the wrong products and prep sequence are used.

We’ve walked into enough bathrooms with paint peeling off the ceiling above the shower, mold bleeding through the paint near the tub surround, and bubbling at the drywall seams to know exactly where these jobs go wrong. It’s almost always the same two places: wrong primer for the substrate, and inadequate surface prep before anything goes on.

The color is the easy part. Getting it to stay is the actual work.

Bathroom Painting Service Overview

Standard interior latex paint in a bathroom is a slow failure waiting to happen. The sheen might hold for a season, but the moisture cycling – steam up, cool down, steam up again – works on the paint film continuously. Without a moisture-resistant primer underneath and a topcoat rated for high-humidity environments, the adhesion degrades from the back of the film forward. You don’t see it happening until it’s already a peeling problem.

The ceiling above the shower is the highest-risk surface in any bathroom. It takes direct steam impact, it stays wet longer than the walls because heat rises, and it’s usually painted with whatever ceiling flat was left over from another room – the worst possible product for that location. Ceiling flat absorbs moisture. In a bathroom, that means it softens, loses adhesion, and eventually peels in sheets.

Ventilation is part of the equation too. A bathroom with a properly functioning exhaust fan that gets used consistently will hold a paint job significantly longer than one where the fan is undersized or people don’t run it. We flag ventilation issues when we see them – not because we fix exhaust fans, but because a correct paint job on a bathroom with a broken vent fan is still going to fail faster than it should.

Surface assessment before anything else. What’s on the walls, what condition is the existing paint in, are there active moisture intrusion points, is the drywall paper intact at the seams near the tub. Those answers determine the prep sequence.

Full Bathroom Wall and Ceiling Painting

A standard full bathroom is typically one full day – morning for prep, mildew treatment if needed, and priming; afternoon for topcoats once the primer has flashed. If mold treatment requires a 24-hour dry time before priming, the job runs across two days. We don't compress dry time in a bathroom — the humidity environment means adhesion failures from rushing show up faster here than anywhere else.

Mold and Mildew Treatment Before Painting

Any visible mildew gets treated with a diluted bleach solution or a commercial mildewcide before primer goes on. We let it fully dry – minimum 24 hours – before applying anything on top. This isn't optional prep. Primer over active mildew is a temporary cosmetic fix, not a solution.

Bathroom Ceiling Painting

The most failure-prone surface in the bathroom. We use a moisture-resistant ceiling paint – not standard ceiling flat – and apply it over an appropriate blocking primer. In bathrooms with significant steam exposure and limited ventilation, we specify a satin finish on the ceiling rather than flat, because flat absorbs moisture and satin sheds it.

Painting Bathroom Walls Around Tile

The transition between tile and painted drywall is a common failure point – moisture wicks through the grout and into the drywall behind the paint at the tile edge. We caulk that transition properly with a paintable silicone-latex blend before painting, so water has nowhere to migrate.

Vanity Area and Trim Painting

Painted vanity cabinets, medicine cabinet surrounds, window trim, and door casings in a bathroom take constant humidity exposure. We use a waterborne alkyd semi-gloss on these surfaces – harder cure, better moisture resistance, cleans without scuffing.

    We look at the actual surfaces — existing paint condition, any mold or mildew present, drywall condition near water sources, caulk condition at tile transitions, and ventilation situation. The prep sequence comes from what we find, not a generic checklist.

    Itemized Estimate

    Surface prep labor, mildew treatment if needed, primer specification, topcoat product and sheen, masking labor. Line by line, before anything starts.

    Surface Preparation

    Mildew treatment where present, minimum 24-hour dry time before primer. Failed caulk removed and replaced. Damaged drywall repaired or flagged for replacement if the damage is structural. Existing paint scuffed for adhesion where needed.

    Priming
