Commercial Renovation Service Overview

Most commercial renovation projects fail one of three tests: the scope wasn’t defined against the actual existing conditions, the schedule didn’t account for landlord and permit review timelines, or the sequencing didn’t protect the client’s ongoing business operations.

Scope against existing conditions is the biggest one. A tenant walks a space with a contractor, describes what they want, gets a number, signs a contract – and then week two of demo reveals the HVAC ducting doesn’t support the new layout, the electrical panel is at capacity, or the existing plumbing is cast iron running the wrong direction for the new bathroom location. Every one of those is a change order. Every change order is a schedule slip and a budget hit. The right assessment catches most of these before the contract, not during demo.

Landlord and permit timelines get compressed in every commercial project we’ve ever quoted. The client’s business needs the space open by a specific date. The permit review takes what it takes. The landlord’s construction manager reviews plans on their timeline, not yours. Building these realities into the schedule upfront is the difference between a project that opens on time and a project that opens six weeks late with the tenant paying rent on both the old and new space.

Sequencing around operations depends entirely on the type of business. A restaurant renovating between dinner service and lunch service the next day has different constraints than a professional office renovating on weekends than a retail store renovating during off-season. We build the phasing plan to the operation – not a generic phasing template.

Commercial Renovation Cost – What Determines the Price

Commercial renovation costs range wider than almost any other construction category because the scope variables are wider. A cosmetic refresh of an existing office space – paint, flooring, some fixture updates – runs $15 to $35 per square foot. A moderate tenant improvement with new interior walls, updated lighting, some HVAC modifications, and finished spaces runs $65 to $130 per square foot. A full gut renovation with reconfigured plumbing, new mechanical systems, and specialized fit-out – restaurant kitchens, medical exam rooms, laboratories – runs $180 to $400 per square foot and sometimes higher.

The variables driving those ranges are honest ones. Mechanical, electrical, and plumbing modifications drive more cost than any category of finish work. Moving a bathroom is not the same price as painting one. Adding a commercial kitchen hood is not the same price as adding a break-room microwave outlet. When landlord requirements force upgraded building systems as part of the tenant improvement – accessibility compliance, sprinkler modifications, fire alarm tie-ins – those get itemized separately so the client sees what’s their scope and what’s the building’s scope.

We estimate in phases. Feasibility estimate after the initial walk-through with major assumptions flagged. Design-development estimate after preliminary drawings when the scope is defined. Contract estimate after permit-ready documents and existing-condition verification. Numbers tighten as the information gets better. That’s not evasive – that’s how commercial estimating actually works when it’s done honestly.

We walk the space with your program requirements – what you need the finished space to do. Ceiling tiles come up, panel schedules get reviewed, plumbing routes get identified, structural elements get located. Design Development and Landlord Coordination

Preliminary drawings that define the scope enough to get landlord review started. Building-standard requirements identified early. Landlord construction manager engaged in parallel with design rather than at the end. Permit strategy defined based on the jurisdiction and the project category.

Permit-Ready Documents and Contract Estimate

Drawings developed to the level required for permit submission. Contract estimate reflecting the defined scope with existing-condition contingency broken out as a separate line item so the client sees what's contingency and what's base scope.

Closeout and Occupancy

Final inspections coordinated, punch list completed before turnover rather than after, closeout documentation delivered – as-built drawings, warranty information, equipment manuals, permit sign-offs. Occupancy walk-through with the client and building management before the space goes live.
