Sammamish Siding Contractor
Plateau elevation means more wind-driven rain than lake-level cities and colder overnight lows that accelerate freeze-thaw damage. Rainwood Construction handles siding inspection, repair, and replacement across Sammamish.

Siding Problems We See on Sammamish Homes
Most of Sammamish was built between the mid-’90s and 2010s. That’s a narrow window, but the siding mix is wide — engineered wood panels, T1-11, fiber cement, cedar accents, vinyl. Homes in Klahanie and Sahalee tend to have more cedar and fiber cement. Pine Lake and Beaver Lake neighborhoods have more engineered panels and mixed-material facades.
The plateau creates its own microclimate. More wind than lake-level cities like Kirkland or Bellevue, colder overnight lows, and heavy tree canopy that blocks sun on north elevations for most of the year. Cedar under constant shade grows moss and holds moisture. Engineered wood panels crack at the surface coat, and once the core absorbs water, the sheathing behind follows. Even fiber cement develops butt joint failures here when the original caulk dries out after 8–10 years of freeze-thaw cycling.
What we find on almost every Sammamish call: the visible damage is a fraction of the real problem. Missing kick-out diverters, no pan flashing at window sills, WRB lapped wrong. The siding shows the symptom. The wall assembly is the cause.
What Siding Costs in Sammamish
HardiePlank fiber cement: $4–6 per square foot installed. Western Red Cedar: $9–14 depending on grade. Vinyl: most affordable, performs well on homes with solid sheathing and correct weather barrier. Sammamish homes tend toward fiber cement and cedar for curb appeal — vinyl is less common here but works on the right assembly.
Material is the smaller variable. The bigger number is what’s behind the panels. Some walls need $600 in sheathing patches. Others need $5,000+ in framing because rot went deep. House addition siding in Sammamish adds complexity — matching existing profiles and flashing the transition between old and new wall. Every Rainwood Construction estimate starts on-site: moisture meter, probing, all elevations. Free visit, line-item quote.
OUR SIDING SERVICES
Here’s what Rainwood Construction covers for siding in Sammamish.
Siding Installation & Replacement
Full tear-off and re-side. Engineered panel removal, T1-11 upgrades, vinyl-to-fiber-cement conversions. Siding installation in Sammamish starts with sheathing inspection — no exceptions. Covering compromised substrate with new panels just delays the same failure.
Siding Repair
Cracked fiber cement, storm damage, isolated rot sections. Profile and color matching so the repair blends. Engineered wood panels are the one case where we push toward elevation replacement — the OSB core wicks moisture sideways and the board next to the fix is usually already soft.
House Addition Siding
New construction meeting existing walls. House addition siding in Sammamish WA means matching the existing material, profile, and color — plus flashing the transition where new framing meets old. The joint between old and new is the highest-risk point for water entry. We flash it like a roof-to-wall transition, not a butt joint.
Rot & Water Damage Repair
Missing pan flashing, kick-out diverters never installed, WRB seams wrong. We cut back to dry framing, sister compromised studs, reflash to code. New siding performs only if the wall behind it is dry.
Trim, Fascia & Soffit
Fascia rots first under Sammamish’s heavy tree canopy — clogged gutters dump water directly onto it. PVC for zero maintenance, primed cedar if it needs to match. Soffits vented or replaced in the same scope.

WHY CHOOSE RAINWOOD CONSTRUCTION
A Sammamish siding contractor who quotes from the driveway is guessing. Wall condition determines whether a re-side lasts 30 years or fails in 5. We open things up first — tear-off, inspection, structural repair, flashing, then siding. One crew, one contract.
- Line-item quote — labor, material, waste, permits. No vague “allowances”
- Plateau wind exposure factored into material and fastening spec — not every product handles Sammamish’s exposure
- Addition-to-existing transitions flashed as high-risk joints, not standard butt seams
- Same project lead from first visit through walkthrough

Years Experience
We had an excellent experience with them on our sunroom project. The quality of the work was outstanding, they were easy to work with, and they clearly explained each step, the schedule, and key decisions (with various options to help us understand cost) along the way. Communication was solid from start to finish, and the final result looks great. Highly recommend, they are my new go to recommendation when friends ask.
Rainwood construction completed 2 projects in my home recently. The first, which was to add a bar in my family room, which when completed fit so well that it looked like it always belonged there. It came out exactly how we wanted it and we love it. The second project was to completely remodel and modernize my 1955 original kitchen. The kitchen turned out fantastic! It’s light and bright with clean lines exactly how we had envisioned it. The team was polite, competent, hard working and always cleaned up after themselves at the end of the day. They always made sure to ask how I wanted things done when there were options, making suggestions where needed and made sure I was happy with the completion of items along the way. I was very pleased with the quality of the work, plan to use them again in the future and have already recommended them!
Excellent work done ✅ I’m really impressed and looking forward working further. Recommend 👍
Anatoliy and his company, is great person to have a business with!!!
We just remodelled the entire main floor of our house; the scope included changing floors, installing new cabinets including a drop ceiling, added a custom entertainment wall, and fully upgraded the powder room, among other work such as electrical upgrades including an EV plug. We are overall very happy with the work that the team has done, satisfied with the cost, and definitely recommend them to others.
Toli did great work renovating our home and upstairs bathroom. It was a great change.

FAQ
Pull a dryer vent cap or light fixture and check the edge. Engineered wood is typically 7/16” thick with an OSB core and woodgrain stamp. Cedar is obvious by grain and smell. Fiber cement is dense, gray on the back. T1-11 has vertical grooves, usually plywood. Not sure? We ID it in five minutes on site.
Fiber cement handles the climate well — doesn’t rot, factory finish with 15-year fade warranty plus 30-year substrate. Cedar looks great but needs recoating every 5–7 years, and the plateau’s wind and shade make maintenance more demanding than lower-elevation locations. Vinyl performs on the right wall assembly where budget is the priority.
Yes — if the existing profile is still manufactured. We source matching material by brand and profile. Discontinued profiles get the closest available match or we re-side the full elevation where the addition connects. The critical detail is flashing the old-to-new transition — that joint sees more water movement than any other point on the wall.
No honest flat rate. Square footage, material, hidden rot, trim complexity — all move the number. Sammamish homes are generally larger with more elevation changes than average, which affects scope. In-person estimate with a line-item breakdown before anything starts.
