Why Most Paint Jobs Fail Before They Start
The number one reason paint peels in the Pacific Northwest isn’t cheap paint — it’s skipped prep. Moisture gets into wood fiber, primer goes over a dirty or chalky surface, or someone rolls latex over an oil-based coat without bonding primer. The paint looks fine for six months. Then it bubbles.
In this climate, exterior surfaces deal with cycles of rain saturation and dry wind that stress the paint film constantly. Cedar siding needs a proper back-prime before install — factory-primed boards still need their field cuts sealed. Fiber cement shipped with factory finish does better, but trim and cut edges still need attention.
Inside, the failure mode is different. High-humidity rooms — bathrooms, kitchens, laundry — need a mold-resistant formula, not standard interior latex. Flat paint on a bathroom ceiling traps moisture and grows mildew within a year. This is where most painting contractors cut corners, because the client won’t see the problem until next spring.
What Painting Costs — and What Moves the Number
Interior rooms run $2–4 per square foot for walls and ceilings, depending on condition and finish. Trim and doors add to that — a full interior repaint with trim on a 2,000 sq ft house typically lands between $5,000 and $9,000. New construction is faster and cheaper. A house that hasn’t been painted in 15 years — with nail pops, patched drywall, and textured ceilings — costs more.
Exterior painting on a standard two-story sits between $4,000 and $8,500, depending on siding type, condition, and story count. Cedar that hasn’t been recoated in 8 years needs a full wash, scrape, and sand before a brush touches it. Skip that step and the new coat fails in two seasons. We price the prep into the quote — not as a line item you discover on day three.

Exterior Painting
Full exterior repaints, new construction finishes, cedar and fiber cement applications. Surface prep — wash, scrape, sand, prime — is included in scope, not an upgrade. We specify Sherwin-Williams Duration or Emerald Exterior for PNW exposure. Stain-grade finishes on cedar where the grain needs to show.
Interior Painting
Walls, ceilings, trim, cabinets, and doors. Mold-resistant formula in wet rooms — not negotiable. Cabinet painting with proper bonding primer and enamel topcoat holds up to daily use; brush-and-roll cabinet work without that prep starts chipping at the hinges within a year.
Trim & Detail Work
Baseboards, window casings, door frames, crown molding. Cut-in by hand, not taped sloppily and rolled. Finish matters more here than anywhere — trim shows every mistake.
Deck & Fence Staining
Horizontal surfaces take the hardest beating in the PNW — standing water, UV, foot traffic. Solid stain outlasts paint on decks. Semi-transparent where the wood still has good grain worth showing.
Commercial Painting

On fiber cement, 8–12 years with a quality exterior acrylic. On cedar, 5–7 years inland — less if the house gets heavy north-side shade or is near the Sound. Miss that window and you’re not repainting anymore, you’re restoring degraded wood.
Depends on adhesion. We test it. Peeling or chalking paint has to come off — rolling over it bonds you to a layer that’s already failing. Solid, well-adhered paint in good condition can be scuffed and recoated.
Sherwin-Williams for most projects — Duration Exterior and Emerald Interior are our go-to lines. We’ll use other specified products if the client requests. We don’t use builder-grade paint.
