Painting Services

Paint is the last layer — but what's under it determines whether it lasts two years or ten. Rainwood Construction handles interior and exterior painting across Snohomish and King County, with prep that matches what the PNW climate actually does to surfaces.

Why Most Paint Jobs Fail Before They Start

The number one reason paint peels in the Pacific Northwest isn’t cheap paint — it’s skipped prep. Moisture gets into wood fiber, primer goes over a dirty or chalky surface, or someone rolls latex over an oil-based coat without bonding primer. The paint looks fine for six months. Then it bubbles.

In this climate, exterior surfaces deal with cycles of rain saturation and dry wind that stress the paint film constantly. Cedar siding needs a proper back-prime before install — factory-primed boards still need their field cuts sealed. Fiber cement shipped with factory finish does better, but trim and cut edges still need attention.

Inside, the failure mode is different. High-humidity rooms — bathrooms, kitchens, laundry — need a mold-resistant formula, not standard interior latex. Flat paint on a bathroom ceiling traps moisture and grows mildew within a year. This is where most painting contractors cut corners, because the client won’t see the problem until next spring.

What Painting Costs — and What Moves the Number

Interior rooms run $2–4 per square foot for walls and ceilings, depending on condition and finish. Trim and doors add to that — a full interior repaint with trim on a 2,000 sq ft house typically lands between $5,000 and $9,000. New construction is faster and cheaper. A house that hasn’t been painted in 15 years — with nail pops, patched drywall, and textured ceilings — costs more.

Exterior painting on a standard two-story sits between $4,000 and $8,500, depending on siding type, condition, and story count. Cedar that hasn’t been recoated in 8 years needs a full wash, scrape, and sand before a brush touches it. Skip that step and the new coat fails in two seasons. We price the prep into the quote — not as a line item you discover on day three.

OUR PAINTING SERVICES

Interior and exterior painting for residential and commercial clients across Snohomish and King County.

Exterior Painting

Full exterior repaints, new construction finishes, cedar and fiber cement applications. Surface prep — wash, scrape, sand, prime — is included in scope, not an upgrade. We specify Sherwin-Williams Duration or Emerald Exterior for PNW exposure. Stain-grade finishes on cedar where the grain needs to show.

Interior Painting

Walls, ceilings, trim, cabinets, and doors. Mold-resistant formula in wet rooms — not negotiable. Cabinet painting with proper bonding primer and enamel topcoat holds up to daily use; brush-and-roll cabinet work without that prep starts chipping at the hinges within a year.

Trim & Detail Work

Baseboards, window casings, door frames, crown molding. Cut-in by hand, not taped sloppily and rolled. Finish matters more here than anywhere — trim shows every mistake.

Deck & Fence Staining

Horizontal surfaces take the hardest beating in the PNW — standing water, UV, foot traffic. Solid stain outlasts paint on decks. Semi-transparent where the wood still has good grain worth showing.

Commercial Painting

Office spaces, retail, multi-unit residential. Low-VOC products for occupied buildings. Scheduling around business hours when needed.

Rainwood also offers interior renovations. Contact us to discuss your project.

COMMON PROBLEMS WE FIX

Look at the paint around your windows and along the bottom siding course. Recognize any of this?

Peeling or bubbling on north-facing walls — moisture trapped under paint film from inadequate prep
Mildew on bathroom ceilings — wrong paint product, no exhaust ventilation addressed
Lap marks and roller texture on walls — finish applied without proper dilution or nap selection
Cedar siding gray and chalky — finish cycle missed by 2–3 years, wood fiber now exposed
Paint cracking at trim joints — caulk applied over paint instead of under it

Painting on a Seattle Schedule

Exterior paint only performs when it cures on a dry, warm surface — and around Seattle that reliable window runs from late spring through early fall. We plan exterior projects around it, check moisture in the substrate before coating, and use mildew-resistant formulations on the shaded, slow-drying walls this climate produces. Interior painting, of course, runs year-round.
One more local requirement homeowners should know: if your house was built before 1978, Washington State requires the contractor to hold Renovation, Repair and Painting (RRP) certification from the Department of Commerce whenever more than 20 square feet of exterior paint (or 6 square feet inside) will be disturbed. That means lead-safe containment, work practices, and cleanup — not just a fresh color. A large share of Seattle’s housing stock falls into that pre-1978 category, so it comes up often, and we handle it by the book.

  • Exterior painting scheduled within the region’s dry-season window for proper curing
  • Substrate moisture checks before any coating goes on
  • Mildew-resistant paint systems for shaded, damp Northwest walls
  • Lead-safe RRP practices on pre-1978 homes, as required in Washington State

Why Choose Rainwood?

Most painting quotes leave prep out of the number. You find out on day one when they hand you a change order for washing and scraping. We price the job complete — surface condition assessed on site, prep included in the line-item quote, no surprises mid-project.

PNW conditions require specific product selection. Flat latex on a bathroom ceiling, standard primer over glossy trim, latex over oil without proper bonding — all common shortcuts that fail fast. We specify products that match the surface, the room, and the climate.

  • Sherwin-Williams Duration and Emerald Exterior for exposed elevations
  • Mold-resistant formula standard in all wet rooms
  • Full prep included — wash, scrape, sand, prime before any topcoat
  • Same crew lead from estimate through final walkthrough

Great people. Showed up early and stayed late to get the job done. Work was excellent. Price was the best i found after four quotes. Would definitely use this company again.

We hired Rainwood Construction LLC to replace our French doors, and the result was outstanding. We knew going in this was more involved than a standard swap — we switched from inward to outward swinging doors, requiring extra attention to framing, flashing, and weatherproofing to keep everything sealed against water intrusion.Anatoliy was our point of contact and led the project from before to after, making sure the swing change and weatherproofing were planned and executed correctly. Igor and Vitaly handled the on-site installation and did excellent, high-quality work. The whole team was on time, professional, and delivered top-notch results. Can’t recommend them highly enough. 5 stars!

Every member of this crew I've had the pleasure of coming in contact with has been professional, excellent in their skillset, and fast. Pricing was reasonable for the excellent job they did.Last year we hired Rainwood to do plumbing and painting for a job. Both crews did such a great job, were thorough, and the level of detail was fantastic! We liked them so much we recently hired them for a quick job (installing ceiling fans). We messaged on a Wednesday and the job was done by Friday. Will absolutely hire Rainwood again and again for every job we do for our home.

We had a very good experience with Rainwood Construction LLC and Toli during my brother’s home construction project in Shoreline. The team was professional, communicative, and paid close attention to detail throughout the process. We were especially happy with the quality of the fittings and finishing work, which turned out really well. The project was handled smoothly, and the overall workmanship met our expectations. Would definitely recommend them to others looking for reliable construction services.

We had an excellent experience with them on our sunroom project. The quality of the work was outstanding, they were easy to work with, and they clearly explained each step, the schedule, and key decisions (with various options to help us understand cost) along the way. Communication was solid from start to finish, and the final result looks great. Highly recommend, they are my new go to recommendation when friends ask.

FAQ

On fiber cement, 8–12 years with a quality exterior acrylic. On cedar, 5–7 years inland — less if the house gets heavy north-side shade or is near the Sound. Miss that window and you’re not repainting anymore, you’re restoring degraded wood.
