Kirkland’s housing stock splits into three groups. Cedar-clad homes from the ’60s through ’80s along the waterfront and in Houghton. Engineered wood panels and T1-11 from the ’90s and early 2000s in Juanita and Finn Hill. Fiber cement and vinyl on newer construction near Totem Lake.

FAQ
Pull a dryer vent cap or light fixture and check the edge. Engineered wood is typically 7/16” thick with an OSB core and a woodgrain stamp. Cedar is obvious by grain and smell. Fiber cement is dense, gray on the back. T1-11 has vertical grooves, usually plywood. Not sure? We ID it in five minutes on site.
Fiber cement handles the climate well — doesn’t rot, factory finish with 15-year fade warranty plus 30-year substrate. Cedar is popular in Kirkland for the look, especially near the waterfront, but needs recoating every 5–7 years. Vinyl performs fine on the right assembly and makes sense where budget matters most.
Cracked fiber cement board? Repair. Isolated rot at one window? Repair with flashing correction. Engineered wood with soft spots? Replace — at minimum by elevation. The OSB core moves moisture sideways, so the board next to your “one bad spot” is usually going too. We show you what we find.
No honest flat rate. Square footage, material, hidden rot, trim complexity — all move the number. Kirkland homes near the lake tend to have more moisture damage than inland builds, which affects structural repair scope. In-person estimate with a line-item breakdown before anything starts.
