Siding Problems We See on Shoreline Homes
Shoreline’s housing stock is older than most Eastside cities. Ramblers and split-levels from the 1950s through 1970s in Ridgecrest, Echo Lake, and along the Aurora corridor. Cedar lap, T1-11 plywood, early fiber cement, and vinyl retrofits from the ’90s. Newer infill near 185th and Richmond Beach runs fiber cement or composite.
The age matters. Original cedar from the ’60s has been through decades of moisture cycling without a rain screen behind it — because rain screen wasn’t standard practice then. T1-11 plywood panels from the ’70s are delaminating at the bottom courses across the city. Vinyl retrofits often went over the original siding without inspecting or reflashing — hiding problems instead of fixing them.
Tight lot spacing makes it worse. Less airflow between houses means walls dry slower after rain. North-facing walls between two homes can stay damp for weeks. That’s where we find the worst sheathing damage — not on the exposed elevations, but on the ones that never see sun or wind.
What Siding Costs in Shoreline
HardiePlank fiber cement: $4–6 per square foot installed. Western Red Cedar: $9–14. Vinyl: most affordable and works on the right assembly. Shoreline’s mid-century homes are smaller in footprint than Eastside builds, so total project cost is often lower — but the per-square-foot number can run higher because older wall assemblies need more structural work behind the panels.
That’s the real cost driver. A 1960s rambler with original sheathing may need board-level replacement, framing repair, new WRB, and proper flashing at every opening — work that wasn’t done when the house was built. Siding Installation & Replacement
Full tear-off and re-side. T1-11 removal, vinyl-over-cedar strip-offs, cedar-to-fiber-cement conversions. Shoreline siding installation means dealing with mid-century wall assemblies — no house wrap on originals, non-standard flashing, sometimes no sheathing at all on outbuildings. We build the wall assembly to current standards before new siding goes on.
Siding Repair
Cracked fiber cement, rotted cedar boards, storm damage. Profile and color matching so the repair blends. Siding repair in Shoreline often reveals deeper issues once we open the wall — original construction without pan flashing or kick-out diverters. Spot repair becomes flashing correction plus board replacement.
Rot & Water Damage Repair
On older Shoreline homes, this is half the job. Missing flashing at every window, WRB that was never installed, sheathing that’s been absorbing moisture since the Kennedy administration. We cut back to dry framing, sister compromised studs, install WRB and flashing to code, then close it up.
Trim, Fascia & Soffit
Original wood fascia on a 1960s home has been wet and dry a thousand times. PVC replacement for zero maintenance, primed cedar if it needs to match period character. Soffits vented or replaced in the same scope.
Vinyl Siding Removal & Upgrade
A lot of Shoreline homes got vinyl over original siding in the ’90s. The old material is still under there — sometimes rotting, sometimes fine. We strip the vinyl, assess what’s underneath, repair as needed, and re-side with fiber cement or new cedar. No more layers on top of layers.

FAQ
Pull a dryer vent cap or light fixture and check the edge. T1-11 has vertical grooves, usually 19/32” plywood. Cedar is obvious by grain and smell. Fiber cement is dense, gray on the back. If you see vinyl on the surface, there may be original siding underneath — we check by pulling a section.
Could be. Vinyl over cedar or T1-11 traps moisture between layers — the original siding can’t dry, and neither can the sheathing. If the original material was already failing when the vinyl went on, rot has been progressing behind it for years. We pull a section, check with a moisture meter, and tell you what’s there.
Fiber cement for most re-sides — doesn’t rot, factory finish, 30-year substrate warranty. Cedar if you want to maintain the mid-century character, but it needs recoating every 5–7 years. Vinyl is affordable but we don’t recommend layering it over existing siding again.
No honest flat rate. Square footage, material, structural work behind the panels — all move the number. Older homes typically need more wall assembly work than newer builds, which affects cost per square foot. In-person estimate with a line-item breakdown before anything starts.
