Renovation Permits in Seattle and Everett, Handled
Permit rules differ between the two cities we work in most. In Seattle, minor repairs and alterations under the city’s cost threshold — currently $6,000 in any six-month period — are generally exempt, but anything touching load-bearing structure, the building envelope, or egress needs an SDCI permit regardless of cost. In Everett, the default is the opposite: construction and remodel work requires a permit under the city’s adopted codes, with only a short list of exemptions, and contractors must also carry a City of Everett business license.
Both cities build to the current Washington State codes, and older homes bring their own layer: pre-1978 houses trigger lead-safe work requirements, and homes from the era often hide outdated wiring or plumbing that a good renovation plan accounts for up front. Rainwood is a Washington State registered contractor — we scope these issues during the estimate and handle the permitting, so the project doesn’t stall halfway through.

Check licensing and insurance — non-negotiable. Then look at completed projects similar to yours, read references, and pay attention to how the general contractor for home renovation communicates during the estimate. If the quote is vague or they dodge questions, that won’t improve once construction starts.
