Bathroom Painting Services
Bathrooms are the hardest room in the house to paint correctly. Not because the surfaces are complicated – most bathroom walls are drywall or tile, neither of which is exotic – but because the environment is brutal. Steam from a shower spikes humidity to 90% or higher multiple times a day. That moisture migrates through the paint film, gets behind it, and either causes peeling or feeds mold growth in the wall cavity. A paint job that would last ten years in a bedroom lasts eighteen months in a bathroom if the wrong products and prep sequence are used.
We’ve walked into enough bathrooms with paint peeling off the ceiling above the shower, mold bleeding through the paint near the tub surround, and bubbling at the drywall seams to know exactly where these jobs go wrong. It’s almost always the same two places: wrong primer for the substrate, and inadequate surface prep before anything goes on.
The color is the easy part. Getting it to stay is the actual work.

Bathroom Painting Service Overview
Standard interior latex paint in a bathroom is a slow failure waiting to happen. The sheen might hold for a season, but the moisture cycling – steam up, cool down, steam up again – works on the paint film continuously. Without a moisture-resistant primer underneath and a topcoat rated for high-humidity environments, the adhesion degrades from the back of the film forward. You don’t see it happening until it’s already a peeling problem.
The ceiling above the shower is the highest-risk surface in any bathroom. It takes direct steam impact, it stays wet longer than the walls because heat rises, and it’s usually painted with whatever ceiling flat was left over from another room – the worst possible product for that location. Ceiling flat absorbs moisture. In a bathroom, that means it softens, loses adhesion, and eventually peels in sheets.
Ventilation is part of the equation too. A bathroom with a properly functioning exhaust fan that gets used consistently will hold a paint job significantly longer than one where the fan is undersized or people don’t run it. We flag ventilation issues when we see them – not because we fix exhaust fans, but because a correct paint job on a bathroom with a broken vent fan is still going to fail faster than it should.
Surface assessment before anything else. What’s on the walls, what condition is the existing paint in, are there active moisture intrusion points, is the drywall paper intact at the seams near the tub. Those answers determine the prep sequence.
Our Bathroom Painting Services
From full replacements to targeted repairs, we provide comprehensive exterior solutions for homeowners across the Greater Seattle area.
Full Bathroom Wall and Ceiling Painting
A standard full bathroom is typically one full day – morning for prep, mildew treatment if needed, and priming; afternoon for topcoats once the primer has flashed. If mold treatment requires a 24-hour dry time before priming, the job runs across two days. We don't compress dry time in a bathroom — the humidity environment means adhesion failures from rushing show up faster here than anywhere else.
Mold and Mildew Treatment Before Painting
Any visible mildew gets treated with a diluted bleach solution or a commercial mildewcide before primer goes on. We let it fully dry – minimum 24 hours – before applying anything on top. This isn't optional prep. Primer over active mildew is a temporary cosmetic fix, not a solution.
Bathroom Ceiling Painting
The most failure-prone surface in the bathroom. We use a moisture-resistant ceiling paint – not standard ceiling flat – and apply it over an appropriate blocking primer. In bathrooms with significant steam exposure and limited ventilation, we specify a satin finish on the ceiling rather than flat, because flat absorbs moisture and satin sheds it.
Painting Bathroom Walls Around Tile
The transition between tile and painted drywall is a common failure point – moisture wicks through the grout and into the drywall behind the paint at the tile edge. We caulk that transition properly with a paintable silicone-latex blend before painting, so water has nowhere to migrate.
Vanity Area and Trim Painting
Painted vanity cabinets, medicine cabinet surrounds, window trim, and door casings in a bathroom take constant humidity exposure. We use a waterborne alkyd semi-gloss on these surfaces – harder cure, better moisture resistance, cleans without scuffing.
Color Consultation for Small Spaces
Bathrooms are where color gets complicated fast. A color that reads neutral on a large sample card can feel overwhelming in a 50-square-foot room with limited natural light. We can walk through combinations that work with your existing tile color, fixture finish, and light sources before you commit to anything.

Why Hire a Professional for Bathroom Painting
The argument for professional bathroom painting is more concrete than it is for other rooms. Get it wrong in a living room and you have a paint job that doesn’t look great. Get it wrong in a bathroom and you have a mold problem behind your walls within a year – and mold remediation costs significantly more than a correct paint job did in the first place.
The product and prep decisions that determine whether a bathroom paint job lasts three years or eight aren’t obvious from a hardware store aisle. Moisture-resistant primer versus standard PVA. Mold-inhibiting topcoat in a satin finish versus whatever interior latex is on sale. Chemical mildew treatment versus painting over what’s there. None of these are complicated decisions once you’ve seen what happens when the wrong ones get made. We’ve seen it enough times to make the right ones automatically.

Years Experience
Great people. Showed up early and stayed late to get the job done. Work was excellent. Price was the best i found after four quotes. Would definitely use this company again.
We hired Rainwood Construction LLC to replace our French doors, and the result was outstanding. We knew going in this was more involved than a standard swap — we switched from inward to outward swinging doors, requiring extra attention to framing, flashing, and weatherproofing to keep everything sealed against water intrusion.Anatoliy was our point of contact and led the project from before to after, making sure the swing change and weatherproofing were planned and executed correctly. Igor and Vitaly handled the on-site installation and did excellent, high-quality work. The whole team was on time, professional, and delivered top-notch results. Can’t recommend them highly enough. 5 stars!
Every member of this crew I've had the pleasure of coming in contact with has been professional, excellent in their skillset, and fast. Pricing was reasonable for the excellent job they did.Last year we hired Rainwood to do plumbing and painting for a job. Both crews did such a great job, were thorough, and the level of detail was fantastic! We liked them so much we recently hired them for a quick job (installing ceiling fans). We messaged on a Wednesday and the job was done by Friday. Will absolutely hire Rainwood again and again for every job we do for our home.
Working with Rainwood Constructions on our house remodel was an excellent experience from start to finish. Their contractors were highly professional, skilled, and attentive to detail, and the quality of their work exceeded our expectations. The team communicated clearly throughout the project and ensured everything was completed on time without compromising quality. We’re extremely happy with the results and would highly recommend them to anyone planning a home remodel.
We had a very good experience with Rainwood Construction LLC and Toli during my brother’s home construction project in Shoreline. The team was professional, communicative, and paid close attention to detail throughout the process. We were especially happy with the quality of the fittings and finishing work, which turned out really well. The project was handled smoothly, and the overall workmanship met our expectations. Would definitely recommend them to others looking for reliable construction services.
We had an excellent experience with them on our sunroom project. The quality of the work was outstanding, they were easy to work with, and they clearly explained each step, the schedule, and key decisions (with various options to help us understand cost) along the way. Communication was solid from start to finish, and the final result looks great. Highly recommend, they are my new go to recommendation when friends ask.
Our Process
From first contact to final walkthrough, we make siding projects straightforward and stress-free.
On-Site Assessment
We look at the actual surfaces — existing paint condition, any mold or mildew present, drywall condition near water sources, caulk condition at tile transitions, and ventilation situation. The prep sequence comes from what we find, not a generic checklist.
Itemized Estimate
Surface prep labor, mildew treatment if needed, primer specification, topcoat product and sheen, masking labor. Line by line, before anything starts.
Surface Preparation
Mildew treatment where present, minimum 24-hour dry time before primer. Failed caulk removed and replaced. Damaged drywall repaired or flagged for replacement if the damage is structural. Existing paint scuffed for adhesion where needed.
Priming
Moisture-resistant or mold-inhibiting primer specified for the surface and location. Ceiling above shower gets a dedicated primer pass – not shared with the walls. Spot priming on all repairs before full-coat prime.

FAQ
A standard full bathroom runs $250 to $600. Master bathrooms with more square footage or surfaces requiring mold treatment fall between $600 and $900. Half baths are typically $150 to $350. The variables that push cost up are surface condition – specifically mold or mildew requiring chemical treatment before primer – and damaged drywall near water sources that needs repair before anything goes on. We price all of it line by line after seeing the space.
A 100% acrylic satin or semi-gloss rated for high-humidity environments on walls. Satin minimum – flat and eggshell absorb moisture in a steam environment and fail early. For the ceiling above the shower, a moisture-resistant ceiling paint in a satin finish, not standard ceiling flat. For trim and vanity surfaces, a waterborne alkyd semi-gloss – harder cure and better moisture resistance than standard latex. The specific product matters less than the correct sheen and humidity rating for the location.
No. Painting over mold – with any product, including mold-resistant paint – doesn’t kill it. It grows through the new paint film, usually within a few months. The correct sequence is chemical treatment of the mold first, full dry time, then moisture-inhibiting primer, then topcoat. If the mold has penetrated the drywall itself, the affected section needs to be cut out and replaced before any painting work begins. We assess the extent of the problem on-site and tell you what the surface actually needs.

Satin is the practical answer for most bathroom walls. It sheds moisture better than eggshell or flat, cleans without scuffing, and doesn’t look as clinical as semi-gloss on a large wall surface. Semi-gloss on trim, vanity cabinets, and door casings – surfaces that get direct contact and need the hardest possible cure. Flat or eggshell in a bathroom is the wrong specification regardless of what the paint can says about scrub resistance.
Yes. Standard ceiling flat in a direct-steam environment is a failure waiting to happen. It absorbs moisture, softens, loses adhesion, and peels – usually in sheets, usually within a year or two. The ceiling above a shower needs a moisture-resistant primer and a humidity-rated ceiling paint in at least a satin finish. It costs slightly more than standard ceiling paint. The alternative is repainting it every two years.
Run the exhaust fan during every shower and for 15 to 20 minutes afterward. That single habit has more impact on paint longevity in a bathroom than any product upgrade. Beyond that: don’t use abrasive cleaners on painted surfaces, recaulk the tub and tile surround when the caulk starts showing cracks, and address any small peeling areas before they spread. A small touch-up done correctly lasts years. The same area painted over without fixing the underlying adhesion failure lasts months.
