Ceilings are the most unforgiving surface in any room. Every imperfection reads under raking light – roller marks, lap lines, patches that weren’t primed, texture that was flattened by too much paint. People notice bad ceiling work more than bad wall work, even if they can’t immediately say why. The room just feels off.

The other thing about ceilings: they collect problems that walls don’t. Water stains from an upstairs leak or a plumbing drip. Smoke and grease that migrates up and settles into the flat paint. Joint tape that’s starting to show through. Texture repairs from a light fixture that got moved. None of those issues disappear under a fresh coat of ceiling white – not without the right prep sequence in front of it.

Ceiling Painting Service Overview

Flat ceiling paint is the lowest-sheen product in any paint line, which means it shows application defects more clearly than anything else. Roll too fast and you get stipple texture from the nap. Overlap a wet edge and you get a lap mark that appears when the paint dries. Apply two coats without waiting for the first to fully flash and you trap solvent underneath, causing soft spots that never fully harden.

The setup matters as much as the application. Proper staging – whether that’s a pump-up scaffold plank or a proper pump stage for high ceilings – lets you work a wet edge across the full ceiling width without stopping. Stop mid-ceiling, come back to a dry edge, and you’ll see the join when the light catches it. That’s not a paint quality problem. That’s a workflow problem.

We assess every ceiling job for three things before touching a brush: surface contamination, existing texture condition, and the right primer specification for what’s actually on the surface. Water stains get shellac-based spot prime. Smoke-damaged ceilings get full-surface stain block. Clean, sound ceilings in good condition get a PVA primer coat if they haven’t been painted recently. The primer changes – the process doesn’t.

Standard Ceiling Repaint

Fresh topcoat over sound, previously painted ceilings. Includes surface inspection, spot cleaning, minor repair, and two coats of ceiling flat. This is the baseline – everything else builds from here depending on what the ceiling needs.

Water Stain Treatment and Repaint

Water stains bleed through standard ceiling paint every time. The iron content in the stain migrates through latex paint like it isn't there. We apply shellac-based primer – Zinsser BIN or equivalent – directly over each stain before any topcoat goes on. No exceptions on this step.

Smoke and Nicotine-Damaged Ceilings

Smoke-damaged ceilings need full-surface stain blocking, not spot treatment. The contamination is in the paint film itself and it will yellow through a new coat within weeks without a proper blocking primer underneath. We use oil-based or shellac-based full-coat blocking primer on these jobs.

Texture Repair and Repaint

Popcorn patches, orange peel repairs, knockdown touch-ups – texture repairs that don't match the surrounding surface will always show, especially after paint. We match the existing texture before priming, let it cure fully, then prime and paint as a unit.

High Ceiling and Stairwell Painting

Anything above ten feet requires proper staging – not a ladder with an extension roller. We work from pump-up scaffold planks or a pump stage depending on the height and geometry. Stairwells are their own challenge: the staging has to step down with the floor while keeping the work surface level.

New Construction Ceiling Finishing

Raw drywall needs a PVA primer before any ceiling paint goes on. Skip it and the flat paint soaks into the drywall paper unevenly, leaving flashing — areas that look different in certain light. We prime first, sand any raised joints or fastener dimples, and then topcoat.

    Surface Preparation

The biggest variable is staging – a ten-foot ceiling in a great room takes significantly more setup time than a standard eight-foot bedroom ceiling.
