Ceiling Painting Service Overview
Flat ceiling paint is the lowest-sheen product in any paint line, which means it shows application defects more clearly than anything else. Roll too fast and you get stipple texture from the nap. Overlap a wet edge and you get a lap mark that appears when the paint dries. Apply two coats without waiting for the first to fully flash and you trap solvent underneath, causing soft spots that never fully harden.
The setup matters as much as the application. Proper staging – whether that’s a pump-up scaffold plank or a proper pump stage for high ceilings – lets you work a wet edge across the full ceiling width without stopping. Stop mid-ceiling, come back to a dry edge, and you’ll see the join when the light catches it. That’s not a paint quality problem. That’s a workflow problem.
We assess every ceiling job for three things before touching a brush: surface contamination, existing texture condition, and the right primer specification for what’s actually on the surface. Water stains get shellac-based spot prime. Smoke-damaged ceilings get full-surface stain block. Clean, sound ceilings in good condition get a PVA primer coat if they haven’t been painted recently. The primer changes – the process doesn’t.

Standard Ceiling Repaint
Fresh topcoat over sound, previously painted ceilings. Includes surface inspection, spot cleaning, minor repair, and two coats of ceiling flat. This is the baseline – everything else builds from here depending on what the ceiling needs.
Water Stain Treatment and Repaint
Water stains bleed through standard ceiling paint every time. The iron content in the stain migrates through latex paint like it isn't there. We apply shellac-based primer – Zinsser BIN or equivalent – directly over each stain before any topcoat goes on. No exceptions on this step.
Smoke and Nicotine-Damaged Ceilings
Smoke-damaged ceilings need full-surface stain blocking, not spot treatment. The contamination is in the paint film itself and it will yellow through a new coat within weeks without a proper blocking primer underneath. We use oil-based or shellac-based full-coat blocking primer on these jobs.
Texture Repair and Repaint
Popcorn patches, orange peel repairs, knockdown touch-ups – texture repairs that don't match the surrounding surface will always show, especially after paint. We match the existing texture before priming, let it cure fully, then prime and paint as a unit.
High Ceiling and Stairwell Painting
Anything above ten feet requires proper staging – not a ladder with an extension roller. We work from pump-up scaffold planks or a pump stage depending on the height and geometry. Stairwells are their own challenge: the staging has to step down with the floor while keeping the work surface level.
New Construction Ceiling Finishing
Raw drywall needs a PVA primer before any ceiling paint goes on. Skip it and the flat paint soaks into the drywall paper unevenly, leaving flashing — areas that look different in certain light. We prime first, sand any raised joints or fastener dimples, and then topcoat.

A standard single room runs $150 to $400. Larger rooms, high ceilings, or surfaces with stains or texture repairs push that number up. The biggest variable is staging – a ten-foot ceiling in a great room takes significantly more setup time than a standard eight-foot bedroom ceiling. We provide line-item estimates after seeing the space.
Two coats is the correct answer for most situations – a clean, sound, previously painted ceiling in the same color might be achievable in one, but anything involving stain treatment, color change, or new drywall needs two topcoats over primer. One-coat coverage claims on ceiling paint cans are optimistic under real-world conditions.
Yes, but only with shellac-based primer directly over the stain first. Products like Zinsser BIN seal the iron and mineral deposits that cause the bleed-through. Two coats of ceiling white over an unprimed water stain will yellow or brown through in weeks. This is not a paint quality issue – it’s a primer specification issue.
We paint over intact popcorn texture – clean it, prime it carefully without oversaturating the texture, and apply a finish coat. We don’t remove popcorn ceilings. If the texture is failing, soft, or flaking, painting over it isn’t the right answer and we’ll tell you that upfront. Popcorn removal in homes built before 1978 requires asbestos testing before any work begins.
Done correctly – proper prep, right primer, two topcoats – a steel door should go 6 to 8 years before needing repaint. Wood doors closer to 5 to 7 depending on sun exposure. A south-facing door in full sun will always degrade faster than one under a porch.
A single room is typically a half-day to a full day depending on size, surface condition, and whether stain treatment is involved. A full house takes two to four days. High ceilings and stairwells add time – staging setup alone on a complex stairwell can take an hour before the first brush touches the surface.
For most residential ceilings: a 100% acrylic flat ceiling paint with a high hide rating – something in the 95–98 contrast ratio range. We use products with genuine hide rather than marketing claims. For kitchens and bathrooms, a ceiling paint rated for high-humidity environments or a satin finish in areas directly above steam sources. Flat paint above a shower or range will absorb moisture and fail within a year.
Not for latex ceiling paint – low-VOC water-based products have minimal odor. If the job involves shellac-based primer or oil-based blocking primer, the smell is significant and ventilation is important. We’ll flag that in advance if it applies to your project. Most whole-house ceiling jobs can be worked room by room so you’re not fully displaced.
