What Goes Wrong With Wood Floors — and What Actually Fixes It
Wood moves. It absorbs moisture in winter, releases it in summer. Gaps open, boards cup, finish wears through in traffic lanes. None of that means the floor is done — it means the floor needs the right service, not a replacement.
A floor with surface scratches and dull finish needs a screen and recoat — not a full sand. A floor with cupping needs the moisture source fixed before any sanding happens, or the boards just cup again after refinish. A floor with three rotted boards at a door threshold needs board replacement and blend work — not a full-room tear-out.
Matching the service to the problem saves money and preserves the floor. That’s what wooden flooring services should look like — diagnosis first, then scope.
Wood Flooring Services Cost
Screen and recoat: $2–4/sq ft. Full sand and refinish: $4–7/sq ft. New hardwood installation (solid, nail-down): $10–18/sq ft. Engineered hardwood (floating or glue-down): $8–15/sq ft. Board replacement and blend: $15–25/sq ft for the affected area.
The scope drives the cost. A 500 sq ft living room recoat runs $1,200–1,800. Same room full refinish with stain change: $3,000–5,000. Same room new hardwood installation with subfloor prep: $6,000–10,000. Rainwood Construction assesses the floor first and recommends the least invasive service that actually solves the problem.

Hardwood Floor Installation
Solid and engineered hardwood — nail-down on plywood, glue-down on concrete, floating for engineered. Oak, maple, walnut, hickory, white oak. Subfloor moisture tested and flatness checked before material goes down. Acclimation in the room 5–7 days for solid, 48 hours for engineered.
Hardwood Floor Refinishing
Full sand-and-refinish or screen-and-recoat depending on floor condition. Drum sander with full grit progression (36→60→80→100), orbital for final pass, edger on the perimeter. Dustless containment. Three coats of finish minimum on traffic areas. Water-based, oil-based, or hardwax oil — we show samples on the actual floor.
Hardwood Floor Repair
Board replacement at door thresholds, water-damaged sections, pet stain areas. We weave new boards into the existing field — matching species, width, and grain direction. Sand and finish the patch with the surrounding area so the repair blends. Separate trades doing repair then refinish never match as well.
Staining & Color Change
New stain color on existing hardwood after sanding. Water-based stain for true-to-swatch color. Oil-based for deeper penetration and warmth. Test patches on the actual floor — oak takes stain differently than maple, and rift-sawn reads differently than flat-sawn in the same species.
Engineered Hardwood Installation
Click-lock floating or full-spread glue-down. Engineered hardwood handles slab-on-grade and radiant heat where solid won’t. Veneer thickness matters for future refinishing — 2mm gets one light sand, 4mm gets two or three. We spec veneer thickness based on expected lifespan.

Solid 3/4” hardwood can be sanded 5–7 times. If the wear layer has thickness left, refinish. If boards are structurally damaged, warped beyond sanding, or the species doesn’t match what you want — replace. We measure the wear layer and assess condition before recommending either.
Recoat: $2–4/sq ft. Refinish: $4–7. New install: $8–18 depending on species and method. Board repair: $15–25/sq ft for the affected area. The right service for the condition saves money — not every worn floor needs a full sand.
Screen-and-recoat: 1 day, walkable next morning. Full sand and refinish: 3–5 days including stain and three finish coats. Walkable in 24 hours after final coat. Full cure: 7–14 days before rugs and heavy furniture.
Depends on veneer thickness. 4mm veneer: two to three light sands. 2mm veneer: one careful pass or screen-and-recoat only. Thinner than 2mm: recoat only, no sanding. We measure before recommending — going too deep cuts through the veneer and ruins the floor.
