How Metal Siding Fails — and Why It’s Rarely the Panel

Standing seam, corrugated, flush-lock — metal panels are among the longest-lasting cladding on the market. Galvalume with PVDF finish goes 40–50 years. Doesn’t rot, absorb moisture, or delaminate. When metal siding repair lands on our schedule, the problem is one of three things: fasteners, flashing, or thermal movement.
Fastener failure is most common. Exposed screws with EPDM washers crack after 10–15 years of UV, leaking at every penetration. Concealed-clip standing seam avoids this, but clips too tight buckle panels when steel expands. A 16-foot corrugated panel moves ~1/8″ over a 100°F swing. Lock it rigid and it oil-cans — that wavy distortion on flat-field areas.
Then galvanic corrosion. Steel screws in aluminum trim. Copper drip edge on Galvalume. Dissimilar metals plus moisture = electrochemical pitting that eats through within years. We see this constantly on mixed-material facades where nobody thought about metal compatibility.

Metal Siding Repair Cost

Single panel replacement: $300–800 depending on profile, gauge, and accessibility. Scaffold on upper stories adds cost. Re-securing loose panels and replacing failed washers across a wall section: $400–1,200.
When flashing has failed — water behind panels at roof-to-wall, window heads, material changes — scope jumps to $1,500–5,000 per area. Pull panels, correct flashing, check substrate, repair moisture damage, re-panel. A corroded bottom course with rot behind it is a different job than a dented panel at eye level.
Full elevation re-panel: $5,000–18,000 depending on panel type and wall condition. Steel siding repair price always depends on what’s behind the metal. Rainwood Construction scopes after pulling panels, not before.

Panel Replacement

Remove damaged panels, install profile-matched replacements from the same manufacturer and coil lot when possible — color between batches varies more on metal than other materials. Thermal expansion allowance verified on every new panel.

Fastener & Washer Replacement

Exposed-fastener siding relies on EPDM seals at every screw. After 10–15 years washers crack and leak. We back out screws, check for elongation, re-fasten with stainless and fresh washers. Elongated holes get bumped up one size or relocated.

Flashing & Transition Repair

Water behind panels at roof-to-wall, window heads, or material changes. Metal doesn't absorb — but channels water fast, and any flashing gap sends it to sheathing. We pull panels, install or correct Z-bar and back-flashing, repair substrate, re-panel. Repair metal siding here means fixing the wall assembly.

Galvanic Corrosion Repair

White pitting on aluminum trim, rust from steel fasteners, corroded contact points. We replace affected panels and every incompatible fastener with galvanically matched alternatives — stainless with aluminum, Galvalume with Galvalume. Isolation tape at any remaining dissimilar-metal contact.

Touch-Up & Finish Repair

Scratches on PVDF panels exposing raw steel, faded finish on older corrugated. Scratches get manufacturer touch-up matched by coil number. Full-elevation fade: wash, bonding primer, acrylic topcoat — extends finish 10–15 years at a fraction of re-paneling cost.

FAQ

Shallow dents on flat corrugated areas — sometimes. Metal can be backed out if there’s no crease. But once steel creases, the grain is stressed and won’t lay flat. Creased panels, punctures, dents near ribs need replacement. We assess each one — no point replacing what can be pulled straight, no point patching what can’t.
